The rise in one-bed rental properties

The demand for one-bed properties has increased in recent years as more people set up home on their own.
The demand has traditionally come from the young and the old, but while numbers of young people living on their own are still increasing slightly (despite many of the “boomerang generation” returning to the parental home), it is the 45-64 age group that is driving much of the demand.
For single people of all ages, one of the most economical ways of living independently is in a one-bed property.
These obviously vary greatly, from the leaky garret to the luxury penthouse. In fact, the world’s most expensive one-bed apartment went on sale last year in Tokyo – for just shy of £15 million.
The one-bed properties in our area fall between the two extremes; here are four of them, all currently available to rent.

Number 21A Cheltenham Crescent (left) is an “entry level” furnished flat on one of central Harrogate’s most popular nightlife streets.
Being so central, it’s just a short walk from the bus and railway stations, so is ideal for work in the town centre or beyond.
As a studio flat, it has a single bed, wardrobe and small fridge, as well as access to a communal kitchen with washing machine and tumble dryer and a shared shower-room.
The rent includes council tax, water, gas, electricity and TV licence.

Number 14A North Street (main photo) is an unfurnished second-floor flat just off Ripon’s Market Place.
Again, being so central, it has easy access to all the city’s amenities, as well as good transport links to Harrogate and Leeds, with buses running every 15 minutes.
It has a double bedroom, living room, kitchen and bathroom, and has been newly carpeted and decorated.
Incidentally, if you like the sound of this property, but get there too late, you may have a second chance; the one-bed flat below it on the first floor is also available for the same rent.

For a change of pace and considerably more space, you could try living at The Lodge in Sawley (left), about nine miles to the north of Harrogate and six miles from Ripon.
Located in the grounds of Sawley Hall, the one-bed unfurnished cottage has recently been fully renovated and modernised and has a double bedroom and bathroom on the first floor, and a kitchen, utility room, lounge and dining room downstairs.
Outside it has driveway parking and a sizeable garden maintained by the landlord.
Finally, flat 10, Ingmanthorpe Hall (middle) is a superior one-bedroom apartment in a grade II-listed Regency country property near Kirk Deighton.
The second-floor flat has a double bedroom with en suite bathroom, ample storage space, video entryphone system and a sitting or dining room with superb views over the surrounding countryside and Wetherby racecourse.
It can be rented either furnished or unfurnished by negotiation, and includes a cooker, washer-dryer, dishwasher and fridge-freezer.
There are two parking spaces and communal maintained grounds.
