There’s nothing like a good bargain, is there?

Whether you’re buying shoes or Chardonnay, bagging a bargain is almost guaranteed to lift your spirits. But for a real mood enhancer, buying a cut-price property is hard to beat.

According to property website Rightmove, average asking prices for homes coming onto the market have fallen this month, and would-be sellers outnumber successful buyers by two to one.

Rightmove warned that vendors may have to cut their asking prices further if they want to secure a sale.

The good news for buyers is that the penny has already dropped with many sellers – they know it’s not 2006 any more – and they’ve adjusted their asking price accordingly.

Which means, of course, that there are some very attractive-looking deals to be had.

The following four properties are all currently for sale in our area and all have recently been subject to significant price reductions to encourage a quick sale.

Number 13 Shelley Court (main pic, above) is a semi-detached house at the end of a cul-de-sac in the popular Poets area of Bilton in Harrogate.

It has three bedrooms, gardens, greenhouse, timber storage shed and off-street parking with carport.

It has also just been reduced in price by nearly eight per cent, to a very reasonable-looking £175,000.

Ivy Cottage at Darley (below left) is a rather grander house. It has four bedrooms, three reception rooms and double garage, and fronts a large, paddock-style garden with outbuildings, leading to small wooded area.

Detached and extended, it is a beautifully presented house. The current owners have re-roofed, re-pointed and redecorated it, as well as replacing its windows, and yet there could still be potential for further development; the conservatory could, subject to planning permission, be transformed into a fantastic living area with far-reaching views of Nidderdale.

It has also been reduced in price, by a similar percentage as the previous property. A 7.7 per cent drop may not sound like much, but at this level, that translates into a very healthy saving of £50,050.

Back in Harrogate, 27 Rossett Drive (above left) is a substantial detached family home built on a large, south-west-facing plot around 100 years ago.

It has five bedrooms, three reception rooms, a study, large gardens and tandem double garage.

It has many of its original period features, but could do with some general modernisation and has scope for substantial enlargement, subject to planning consent.

Any extensions could be paid for, at least in part, by the 10 per cent price reduction, which translates to £75,000.

Finally, 4 West Park (above centre) is one of Harrogate’s few remaining grade II-listed, stone-built Georgian townhouses.

The end-terrace property has accommodation over five floors, including four bedrooms, three bathrooms, three reception rooms, rear courtyard, off-street parking and beautiful Stray views.

It has also been reduced by nearly 30 per cent for a quick sale, giving a mouth-watering saving of almost £300,000.
